Our Process

Step 1

Analyze

To create a strong foundation for our visioning process, we begin with a multi-faceted assessment of your property. This includes consideration of the physical attributes, contextual relationships, programmatic uses and an assessment of the competition, as well as interviews with project stakeholders.

Step 2

Enhance + Embellish

Every property has attributes that can be leveraged to create value. We assess materials, volume, lighting, setting, program, views, context and other factors to determine which elements can be accentuated or enhanced for the greatest benefit. This often translates into cost and time savings, increased efficiency and a more sustainable approach.

Step 3

Remove + Refine

Some aspects of a property are detrimental to the goal of creating place and enhancing value. In this step, we identify elements for removal or remedy.

Step 4

Transform

This step is when we create the biggest impact for our clients. We add new elements, ideas and spaces that masterfully blend with existing features to optimize the use of space while deepening and amplifying the experience for users. With this comes a new desirability that creates long term value for property owners.
